The Coventry Apartments

We would like the opportunity to "Thank You" for choosing our community for your new home. The following information should be helpful in assuring we are able to process your application within the time alloted. Please have all the following information with you when you turn in your application so the process will not be hampered.

  • Copies of ID's for all applicants and Guarantor
  • Proof of income for all applicants and Guarantor
  • Completed application with all information filled in
  • Application fees in the form of cashier's check or money order
  • Application Deposit in the form of cashier's check or money order

$50.00 per person application fees for applicants.
$50.00 per person application fees for Guarantors.
$50.00 Administration fee, one time per apartment


**Guarantors applications must be notarized if not signed in front of office staff.**


Applications with Supplemental Rental Application for Non-U.S. Citizens

All of the above criteria will still be required along with the Supplemental Rental Application. In addition the following will need to be provided:
Copy of one or more of the following:

  • Form I-551
  • Form I-485
  • Form I-94
  • Copy of passport and visas

Please remember all payments must be in the form of cashier's check or money order, all fees must be on a separate cashier's check or money order from Application Deposit.

Rental Qualification and Standards


Availability: Any Applicant on a first come first serve basis. The first qualified applicant will be given first consideration for any apartment. Qualification requires positive verification of Rental History, Employment/Salary, Credit Reports, and Criminal History.

Income: Gross monthly income must be three (3) times the monthly rental amount. Allowances from parents, scholarships, study subsides, and inconsistent income (alimony, tips, and commissions) will require notarized verification or enough verifiable savings to cover the sum on one full month. All applicants should have at least one (l) year of verifiable employment history.

Credit Reports: Credit reports are required for all applicants. An established, positive credit report is essential for application approval. Judgments and/or eviction for non-payment of rent will disqualify an applicant unless otherwise approved by management. Bankruptcies,foreclosures, repossessions, slow payment history and credit write-offs will also be considered in the evaluation process. Last residency payment record and notice requirements must be verified by a third party. Residency must verify for at least the past one (l) year.

Rental History: A positive, verifiable, rental history is essential for approval of all applications. Any record of evictions or broken leases with outstanding damages due will disqualify an applicant. A documented payment plan that is current and has been maintained without exception may override the previous conditions. Rental references from a relative do not constitute as acceptable rental history. Applicant should have at least one (l) year of verifiable rental history.

Criminal History: Charges and/or convictions involving drugs, firearms or violence against persons are considered grounds for denial of application. Failure to disclose or misrepresent an applicant's criminal history can result in denial of application. All Class A Misdemeanors, felony's, adjudicated verdicts or pending charges must be disclosed.

Application: Application fees must be paid before application processing can be initiated and are non-refundable. Falsification or omission of information on the Rental Application can result in denial of the application with no opportunity to re-apply. All applicants must be 18 years of age or older to submit an application. Cosigners must be of immediate or extended family or a legal guardian and must be at least 21 years of age. Cosigners are also required to pay an application fee. All "Rental Qualifications and Standards" apply to cosigners.

Occupancy: No more than two (2) persons per bedroom.

Payment: We will accept payment in the form of a personal check, cashier's check or money order for application/cosigner fees and deposits. Application fees will be processed immediately. Deposit checks will be held for the purpose of reserving a desired apartment. Upon applicant approval, a cashier's check or money order will be required in replacement of the personal check in order to secure financial obligation. Cash is not accepted at this location for any service or charge at any time.

Equal Housing: The Coventry Community embraces the letter and spirit of the Federal Housing Law (The Fair Housing Amendments Act of 1988)

All information provided to The Coventry Apartments during the process of approval is considered confidential.


Privacy Policy for Personal Information of Rental Applicants and Residents

We are dedicated to protecting the privacy of your personal information, including your Social Security Number or other governmental identification numbers. We have adopted a privacy policy to help ensure that your information is kept secure. We follow all federal and state laws regarding the protection of your personal information.

How information is collected: You will be furnishing some of your personal information (such as your Social Security Number or other governmental identification numbers) at the time you apply to rent from us. This information will be on the rental application form or other documents that you provide to us on paper or electronically.

How and when information is used: We may use this information in the process of verifying statements made on your rental application, such as your rental, credit and employment history. We may use the information when reviewing any lease renewal. We may also use it to assist us in obtaining payment from you for any money you may owe us in the future.

How the information is protected and who has access: In our company, only authorized persons have access to your Social Security Number or governmental identification number. We keep all documents containing this information in a secure area, accessible only by authorized persons. We limit access to electronic versions of the information to authorized persons only.

How the information is disposed of: After we no longer need your Social Security Number or other governmental identification numbers, we will store or destroy the information in a manner that ensures that no unauthorized person will have access to it. Our disposal method may include physical destruction or obliteration of paper documents or electronic files containing such information.

Locator services: If you found us through a locator service, please be aware that locator services are independent contractors and are not our employees-even though they may initially process rental applications and fill out lease forms. You should require any locator services you use to furnish you their privacy policies, as well.
